Salary: 60,000 - 80,000, based on experience.

Must possess a valid driver's license, as this position requires regular travel between sites in New Haven and Bridgeport, CT.

SUMMARY:
This position will include supervising, directing, and participating (as dictated by account) in the work of subordinate custodial personnel. (Per industry standards, approximately 4,500 - 5,000 sq ft will need to be cleaned within 1 hour - this will vary by location)

DUTIES AND RESPONSIBILITIES:
  • Controls expenses within area of responsibility.
  • Establishes staff schedules to support budgets.
  • Conducts Orientation and Initial Training including 3M S.M.A.R.T., Safety, Blood borne Pathogens and Cross Contamination.
  • Develops supply, equipment, and purchase orders based upon budgets and usage.
  • Hires and trains staff in all aspects of job functions and tasks.
  • Plans, organizes, directs, coordinates, and supervises functions and activities for multiple locations.
  • Identifies, documents and develops efficiencies within work process.
  • Has working knowledge of all modern cleaning/disinfecting techniques, as well as experience with all type of floor care.
  • Interacts with client representative on a daily basis.
  • Establishes and maintains effective lines of communication with internal and external personnel to ascertain that their needs and requirements are being addressed and that their expectations are being satisfied.
  • Ensures compliance with all regulatory agencies.
  • Maintains an environment that is in clean, healthy, attractive and orderly condition.
  • Provides reports as required by company and clients.
  • Demonstrates and promotes culture, values and management philosophy of the company.
  • Proactive in the achievement of the facility goals and objectives.
  • More Job duties might be assigned depending on the account and Company business needs.
  • This position includes traveling from one location to another depending on account needs or account changes.
  • Must be able to work weekends, day and night shift and holidays if needed depending on accounts needs.
  • Performs all assigned tasks in a professional manner in order to reflect the highest integrity of the Custodial Services Department.
  • Covers shifts and performs general custodian duties when there are staffing shortages.
  • Makes sufficient daily routine inspections as deemed necessary and appropriate to ensure that the work is performed as specified and takes immediate corrective action as may be required to fully comply.
  • Provides professional training to the custodial staff to direct their cleaning activities which include but are not limited to SDS of all products and all known hazardous substances present in the Janitors closets or storage areas in the building.
  • Assists in the development and implementation of departmental policies, procedures, and standards of work.
  • Provides leadership and guidance to custodial staff by properly training them on the above.
  • Maintains proficiency in all techniques and equipment used by the custodial staff.
  • On an-on-going basis, provides appropriate technical and chemical training to all janitorial staff.
  • Investigates, documents, and reports all unusual occurrences to the EVP.
  • Maintains good working relationship with the client and building occupants and other departments.
  • Issues verbal corrective action notices and recommends progressive disciplinary action to the EVP.
  • Ensures that at the end of the shift equipment must be left clean and ready to use, including cleaning materials.
  • Completes additional duties as assigned.

  • Bilingual, English and Spanish.
